Description of the Land
Lush, fertile farm and organic homestead for sale in Vermonts Champlain Valley. A former family dairy farm, CSA (Community Supported Agriculture) and baled hay business, the 89 acres have been organically operated for 28 years by the current owners who are considering retirement. The farm has not been affected by recent severe weather or flooding from Hurricane Irene.

Rich and productive land is on a ridge and includes 42 acres of gently-sloping, well-drained meadow and hayfields, 31 acres of pasture, 15 acre woodlot with hardwoods and a sugar stand, and over an acre of mature fruit trees, berries, rhubarb and asparagus beds, perennial flowers and herbs, and extremely fertile vegetable gardens. Deep, rich soils with high organic matter throughout the property, which also includes 1 stock pond and 5 springs.

Buildings include 25x30 Harnois greenhouse erected in 2010; historic 1585 square foot 8 room post and beam home with screened-in porch, 1 story attached shed and 1 story attached lean-to that served as a farm stand; sturdy gambrel-roofed dairy and horse barn with storage for 7,000 square bales; chicken coop with fenced-in yard; equipment shed; and tool shed. There are two drilled wells with ample supply of excellent, sweet water.

Farm is town zoned for subdivision: a minimum of eight 2-acre building lots with 2,200 feet of road frontage on town-maintained gravel roads. Views of both the Green Mountains and the Adirondacks in addition to the close proximity to Middlebury College are added benefits for future building lot sales and/or CSA, viticulture, nursery stock, farm stand and farmers market expansion.

The farmhouse is located on land that was awarded to Major Samuel Beach in 1780 for his role in the capture of Fort Ticonderoga from the British under Captain Ethan Allen Americas first victory in the Revolutionary War. Major Beach built the house and a blacksmith shop in 1790. Samuel Beach is buried in the Whiting cemetery in the center of town.

$650,000. See Helpful Files at top of page for soil maps, soil and water information, and additional details.
